Mystic Heights is a luxury gated homesite community in beautiful Sedona, Arizona. It’s the first new gated community to be approved in the area in more than a decade, developed by a dedicated team throughout the past 15 years. Extensive planning has resulted in a beautiful collection of custom homesites that exist in harmony with the surrounding national forest, with panoramic views and breathtaking scenery enjoyable from every lot in the neighborhood.

Mystic Heights is situated in a quiet area of the town of Sedona, surrounded by national forest land. The community is close enough to the thriving downtown to provide easy access to all its amenities and attractions, but far away enough to exist as a quiet, peaceful retreat for residents.

There is a limited number of incredible homesites available at Mystic Heights, each one boasting awe-inspiring views of Sedona’s towering red rocks and desert scenery. The community is intentionally designed with a limited number of homesites, to fulfill the goals of providing homeowners with generously-sized lots and unparalleled views. Environmental impact was also a consideration during the development process, particularly because Mystic Heights is surrounded by pristine national forest on three sides.

All of the homesites at Mystic Heights vary in size, providing a range of options to meet your needs. The smallest lot is a generous 0.81 acres, while the largest is an expansive 1.25 acres. All of Mystic Heights’ spacious lots are situated within the community’s cul-de-sac-only design.

Presently $600/quarter.  These funds are utilized for community upkeep and regular maintenance, ensuring that the beauty of the neighborhood is always preserved and include water and sewer so you will not have a typical water or sewer bill.

Because we understand that the custom home design process can vary greatly depending on some factors, the Mystic Heights development team is committed to providing residents with the benefit of flexibility. If you choose to build now, build later, or just own a unique property to leave to your children or grand  children, Mystic Heights is for you.

Mystic Heights is a private gated community, providing residents with a highly secure, peaceful retreat to call home. There are also no through streets in the community, with only a single entrance and exit point and four cul-de-sacs. This design fosters a friendly sense of community, maximizes privacy and safety, and ensures a quiet, traffic-free neighborhood.

Building guidelines at Mystic Heights are extremely flexible, and the variety of homesite sizes provide generous space for large, spacious homes. Limitations are minimal, with simple guidelines to preserve the pristine views throughout the community. Certain homesites (Lots 5, 14, 17, 21, 33, 34, and 35) are limited to a building height of 24 feet in order to prevent any obstruction of views for homeowners.

Building your dream home at Mystic Heights offers the convenience of pre-installed utilities, making the construction process far more straightforward. All homesites in Mystic Heights are equipped with underground utilities to the lot line, including telephone, fiber optics (internet), electric, community sewer, and community water.
